Raleigh and Durham: Why Young Professionals Move Here

Raleigh Young Professionals

As traditional workplaces continue to give way to virtual offices, young professionals have the freedom to live just about any place with electricity and WiFi. So why do Raleigh and Durham frequently turn up on lists of top cities for young professionals? Our real estate agents share the reasons.

  1. Raleigh Is Growing
Numbers tell the story: with a 17.4 percent increase in population since 2020, Raleigh is the second-fastest growing large metro area in the United States. The only city surpassing them is Austin, TX, another hot draw for young professionals. This feature becomes even more attractive based on the mix of cultures and lifestyles. Best Neighborhood, a website that compiles and quantifies extensive data about cities, gives Raleigh a score of 94 out of 100 on their diversity scale.

  2. Raleigh/Durham Is a Hub of Higher Education
Young professionals often find that a resume demonstrating academic achievement gives a great boost up the career ladder. Whatever your field of interest, you can pursue it at one of the higher education institutions around Raleigh and Durham properties for sale. Forbes once ranked Raleigh #2 on the list of the Most Educated Cities in America. Duke University, University of North Carolina-Chapel Hill, and North Carolina State University all have national reputations for academic excellence.

  3. Raleigh Has an Affordable Cost of Living
People in their 20s and 30s are saving money to buy a home, start a family, and attain other major life goals. In Raleigh, they get to keep more of their paycheck. According to the nationwide apartment listing service Rent Cafe, the cost of living in Raleigh is two percent lower than the state average and six percent lower than the national average. The largest savings come in the categories of food, healthcare, and goods and services.

  4. Raleigh/Durham Is a Hotbed of Technology
Today's young professionals have never known a time without cell phones, computers, and other high-tech tools. As home to 4,000 tech companies employing more than 60,000 people, the Triangle is the second-fastest growing tech hub in America. Epic Games, Red Hat, Pendo, and K4 Connect are just a few of the companies that make their home in the Triangle, giving rise to the nickname "the Silicon Valley of the metaverse."

  5. Raleigh Is Close to Nature
People who work hard usually play hard as well. The sophisticated urban cityscape of Raleigh is just minutes away from an outdoor playground offering a wide range of activities and adventures. In fact, you barely have to leave the city to reach Umstead State Park, a dog-friendly oasis for hiking, biking, horseback riding, paddling, and fishing. Yates Mill County Park provides a glimpse into the area's history, while Pullen Park is a family-friendly spot where you can ride a carousel, swim, or ride a pedal boat.

  6. Raleigh Has a Strong Economy and Job Market
In addition to technology, major opportunities are available in the medical field, thanks to three major medical centers and nearly 500 healthcare companies. Another good sign: a joint study by Wall Street Journal and Realtor.com identifies Raleigh as one of the Top 20 Emerging Housing Markets in the United States

Raleigh homes for sale are a great value for young professionals and anyone who's seeking a balanced and satisfying lifestyle. Contact us at Coldwell Banker Howard Perry and Walston for more information.

Take a Walking Tour of Downtown Durham

Downtown Durham

Exploring a new city on foot gives you the best chance to absorb the wonderful local culture. You also never know what new shops, restaurants, or public art you'll stumble upon.

Our real estate agents always suggest taking a walk around downtown Durham, as it's an excellent way to see everything this beautiful city has to offer. Durham isn't too large, so you won't get too overwhelmed. You can see so many facets of this city in just a couple of hours. Here are a few attractions you should make sure to include on your walking tour:

  • Stop By Central Park
Start your day with a stop by The Pavilion at Durham's Central Park, where you'll find one of the best farmers markets in the area. More than 50 vendors can be found there serving fresh fruits, vegetables, baked goods, flowers, art, knick-knacks, and more. The market is every Saturday morning in the spring, summer, and fall. After shopping, take a rest on The Great Lawn or have a peaceful stroll through the nearby Butterfly Garden and Nature Trail.

  • Explore Rigsbee Avenue
One of the best things about Rigsbee Avenue is it provides some great views of the Durham skyline. There is also tons of green space, so it's an excellent destination to relax in the sun. While you're nearby, check out the Durham Bulls stadium. There are also several great restaurants around Rigsbee, not to mention some spectacular Durham homes for sale.

  • Check Out The American Tobacco Campus
The former headquarters of the Lucky Strike has been transformed into a great downtown destination with shops, restaurants, and theater space sprawled over 1 million square feet. It's easy to spend a whole day at The American Tobacco Campus. There is also tons of Instagramable-local art, and the space even hosts free live concerts on the lawn during the summer.

  • Visit The Museum Of Durham History
If you aren't familiar with Durham's history, a stop by this local museum might be worthwhile. The Museum of Durham History offers rotating exhibits which tell the story of the city's beginnings, economy, politics, and sports. Best of all, admission is free. The museum is open from 10 am to 5 pm Tuesday through Saturday and 1 pm to 5 pm on Sunday.

  • Take A Selfie With "Major"
"Major" is the city's 10-foot-tall bronze bull statue, which is located at a plaza on W Parrish Street. The bull is a great public art piece and looks spectacular in the evening when the city lights reflect off of the bronze. The bull symbolizes the strong nature of the city of Durham and its residents.

  • Shop At Brightleaf Square
This quaint, walkable section of town offers a variety of locally-owned retailers, so it's a great place to shop and support Durham's economy. You'll find plenty of gift shops and many opportunities for outdoor dining when the weather permits.

  • Catch A Show At The Carolina Theater
If you're ready for a break, catch a show at The Carolina Theater. Not only is it an excellent entertainment venue, but the building is also one of the most beautiful in Durham and has a rich history. There is also an outdoor amphitheater, which hosts performances in the spring and summer.

Once you start walking around Durham, it's hard not to fall in love with this wonderful city. If you're interested in checking out some of our wonderful nearby homes, contact us today.

Durham: One of the Top Cities for Gen Z Homebuyers

Gen Z

With its booming local economy, affordable living, and fantastic culture, it's not hard to see why Durham has become such a popular destination for Gen Z. Our real estate agents love telling clients about the great aspects of Durham. It's truly a great place to go to school, start a career, and raise a family. In fact, the Durham area was named one of the Top 30 Best Cities to Live in for Gen Z. If you're thinking about relocating, here are some reasons why the Bull City continues to grow year after year and attracts Gen Z homebuyers:

  • It Has A Great Job Market
Recent college grads looking to settle down and start their career can benefit from Durham's booming job market. Research, development, finance, and medicine are top industries in the area with major employers including Duke University, Research Triangle Park, Fidelity, and IBM. The city is also appropriately nicknamed "City of Medicine" due to its 300+ medical and health-related companies, so it's a great location for medical professionals to start their careers. Additionally, both Google and Apple have announced new locations in the area.

  • It's Affordable
Despite the area's population growth over the last several years, Durham remains an affordable place to live. The median home price in Durham has remained anywhere from 10 to 16% lower than the national average. Therefore, it couldn't be a better time to check out these stunning Durham homes for sale. Groceries, utilities, and transportation costs are also less than the national average.

  • There Are Plenty Of Things To Do
Catch a concert, Broadway performance, or comedian at the Durham Performing Arts Center, which hosts over 200 shows a year. In the spring and summer, it's a lot of fun to see a Durham Bulls Minor League Baseball game. The stadium is located right in town, so it's easy to make a night of it. Looking for something a little more relaxing? The Sarah P Duke Gardens is a beautiful, serene oasis in the middle of the city and the perfect place for a walk.

  • The Weather Is Perfect
If you're looking to escape the cold, you'll enjoy short, mild winters in Durham. December temperatures are often warm enough to wear a t-shirt or play golf. The area gets minimal snow each year, and spring usually begins in early March. The city sees 220 sunny days per year, which is well above the national average. Summers are hot but tolerable.

  • It's Accessible
Durham is a great place to live in and of itself, but young people love the convenient access to both Raleigh and Chapel Hill. Both cities are less than a 30-minute drive away. You could easily commute to Durham from one of these beautiful Raleigh homes for sale. Charlotte is also just a couple of hours away. Durham's convenient access to multiple cities makes it a desirable location for many Gen Z homebuyers.

It's no wonder people from all over the world move to Durham each year. For more information on living in our area, contact us today.

Durham Ranked as Best City for Millennials

Durham-Best City for Millennials
The Millennial generation now makes up the largest demographic of home buyers, but which cities are the best for Millennials to call home? Money management website Growella recently took a well-researched shot at identifying the best cities for Millennials based on objective factors like job availability, commute, and cost of living. Our corner of North Carolina fared very well on the list with Durham ranked as the number one city in the country. Our real estate agents are here to make sense of the rankings and take a closer look at why Durham is so appealing for Millennials.

Before Growella could rank the best cities for Millennials, they had to put together an algorithm based on what a Millennial audience wants from a city. The most important factors they arrived at include minimal commute time/an easy commute, widespread availability of good jobs, a cost of living that allows for an enjoyable lifestyle without compromising savings, and the opportunity to enjoy social activities. Durham ranked very well in each category in order to earn such a high place on the list.

Why Durham Is Ideal for Millennial Homeowners

Durham - Centerfest Arts Festival
So, why should Millennials be interested in Durham homes for sale? According to Forbes, Durham offers three times the job opportunities of the average city, along with a cost of living that's six percent below the national average. Mix in a ton of cultural attractions, a dynamic, walkable city, and an exciting downtown, and you can start to see the big attraction of Durham.

  • Many Millennials are entering the housing market for the first time, and Durham offers affordable home prices compared to many other major cities. Most technology centers have a high cost of living, but Durham is an exception.

    Duke University Chapel
  • Durham is a diverse city with a young vibe and a welcoming place for residents of all ages. The presence of Duke University has a big influence on local culture and helps make the city an inviting place for young residents.

  • How have we gotten this far without mentioning the food? Ranked by Southern Living as the "South's Tastiest Town," Durham is a city where fabulous flavors wait around every corner. The city is characterized by its artisanal chefs, who bring both local dishes and flavors from around the world to the dinner table each night.

  • Durham values small businesses and local artisans. You'll find so many unique places to shop, dine, and be entertained throughout Durham, thanks to the hard work of so many city residents.

    Durham - Bull City Connector

  • One of the great things about living in Durham is that you don't necessarily have to hop in your car to reach your destination. The city's public transportation system is strong and Durham has also earned a high walkability score of 87, so getting around the city is a breeze.

While Durham ranks as a great city for Millennials, it's important to remember that the same qualities that make the city rank so highly among that demographic also apply to anyone who lives here. Residents of all ages love Durham for many reasons, and each resident finds their own reasons to love living in the city. The future is bright in Durham as well, which is a big reason why we expect the city to remain a popular place to settle down for Millennials – and everyone else – for many years to come.
