Buy or Remodel? What's Right for You

Buy or Remodel

If you've grown dissatisfied with the home you live in, you may wonder if buying a new home or remodeling your current one is your best option. Each has its pros and cons, and the right answer depends on your particular circumstances as well as the real estate market in your area and in the one you might move to.

Our real estate agents recommend taking the following steps to determine whether buying or remodeling is best for you:

  • Determine the Cost of Each
    Buying a new home means you'll have to pay costs such as moving expenses and making sufficient repairs to your current home before putting it on the market. In addition, if you're upsizing, you may have a larger monthly mortgage payment, higher property taxes, and a larger utility bill. On the other hand, remodeling means you'll pay for materials, labor, and possibly a permit and architectural plan. In addition, if you finance the cost of your remodel, the interest you'll pay on the loan will also add to your eventual cost.

  • Consider Your Neighborhood
    Do the changes you'd like to make generally line up with what other homes in your neighborhood have? Neighborhoods generally have an upper limit of what homebuyers will pay for a home there, even if it comes with more amenities. If you exceed the top of the market for your neighborhood, you may find that in the future, your home sells for less than you would expect. So if your planned improvements would effectively price your home out of your neighborhood, moving may be your better option.

  • What Would You Change?
    If you're dissatisfied with your current home, take the time to figure out exactly what you're not happy with. There are some things you can change fairly easily, while others are more difficult or impossible. For example, if your home is too small to suit your needs, you may be able to expand your living space by converting a garage into a family room or bedroom. But this kind of renovation can be costly. If you don't like your home's location, that obviously can't be changed. But if you're tired of the decor, your kitchen appliances, layout, or other similar issues, a remodel can probably address the problems.

  • Consider Possible Lifestyle Changes
    If you're making a move that takes you out of the neighborhood you currently live in, moving into a new home may involve some lifestyle changes. You may have a shorter or longer commute, and if you have kids, they may be attending different schools. In addition, you may have attachments to the community and neighbors or family that lives nearby. If you already live in a community you know and love, renovating or moving within the same area may be the best option.

  • Research the Real Estate Market
    Our real estate agents can help you gauge the current state of your local real estate market. For example, they can let you know what comparable homes in your area are selling for and how long they're usually on the market. Would your home be appealing to buyers with just a little sprucing up, or would it require more extensive improvements? Hosting Tips for Your Housewarming Party

You've looked at countless Raleigh homes for sale, and you've finally found the one. Is it too early to start planning your housewarming party? Not at all! A housewarming party is a perfect opportunity to show off your new home to your friends, celebrate with those you care about most, and just relax in your own space. The following are some hosting tips that may come in handy as you plan and hold your housewarming.

  • Plan on Giving House Tours
    Your guests are going to want to see your home. So, make sure it is tidied up and ready for visitors. It's okay to close off a bedroom or two if there are things you want to keep private, but for the most part, you want the whole of your home to be clean and ready for visitors. If you're still holding on to empty boxes and bubble wrap from your move, this is great motivation to get rid of it.

  • Serve Appetizers and Finger Foods
    Serving a sit-down meal at a housewarming party is more work than it's worth. 7 Tips to Help You Prepare for Spring Cleaning

Spring isn't here quite yet, but it's poking its head around the corner. If you're someone who looks forward to a good spring cleaning, then you probably can't wait to pull out your mops and buckets. Planning ahead for spring cleaning is a great way to stay busy and make sure you're ready to go the second the weather breaks. So, how do you plan for a successful spring cleaning? Our real estate agents have some helpful tips.

  1. Organize Your Cleaning Products
    Knowing where your cleaning products are will help your spring cleaning routine go more smoothly. Take the time to sort through your cleaning products, throw away old ones, and gather everything into one area. You can also make a list of new cleaning products you need and shop for them.

  2. Make a List
    Spring cleaning can feel overwhelming and a bit daunting. You might keep mulling over different tasks and plans in your mind. It can be really helpful to make a list of tasks on paper. This gets you out of your head and reassures you that you won't forget anything. As you think of new cleaning tasks you'd like to tackle, just add them to the list. By the time spring arrives, you'll have a thorough record of everything you plan to do.

  3. Donate Obvious Extras
    You may want to wait for spring to do a serious audit of your drawers and collections. But if there are items sitting around your home that you obviously no longer want or need, start donating and selling them now. When spring comes, you'll have fewer things to clean and less to do.

  4. Use Up Pantry Extras
    Spring cleaning in the kitchen is a lot easier with a nearly empty pantry. So, start planning ahead by using up your open food, along with food items you've been storing for a while.

Make a list of all the spring cleaning tasks you want to have done professionally. Then, start contacting those contractors and making appointments. It's nice to get on their schedule before the springtime rush.

  6. Set Some Cleaning Goals
    Another way to plan for spring cleaning is to set some specific cleaning goals for the year ahead. Maybe your goal is to clean for 30 minutes, twice a week. Or perhaps you want to get rid of 10 unneeded items each month. Write down your goals and post them on your refrigerator. When spring does come, you'll be ready to buckle down and work to achieve them.

  7. Make Your Own Cleaners
    If you prefer to use homemade cleaners, now is the time to start preparing them. Make a 50/50 mixture of vinegar and water to use on your surfaces. Stock up on baking soda to use on your carpets. Look up recipes for new homemade cleaning products and follow them. By the time spring comes, you'll be stocked up.

What Does a Real Estate Agent Do?

Negotiations

Once you've found the home you want, it's your agent's job to get you the best deal. As members of the National Association of REALTORS®, they're obligated to put your interests ahead of their own. They know the home's worth, both on its own and as part of that particular neighborhood, and can tell whether or not it's priced fairly. If it's not, your agent will negotiate with the listing agent for a better price.

They'll also organize an official house inspection, to make sure everything works the way it's supposed to. Do the lights turn on when you flip the switch? Do the outlets have power running to them? Is there anything broken or worn out? Is everything up to code? Once they have the results of the inspection, they can use it to have the homeowners either fix anything that's wrong with the house or lower the asking price accordingly.

What to Know When Building a Home This Year

Raleigh Construction

Finding a new home that meets your needs can be a difficult task. There are plenty of Raleigh homes for sale, but what if you want to build your own? It affords you more control and ensures that the finished product will meet all your standards. What does it take to build a home, though? What does it cost, and what can you expect throughout the process? Here's what you need to know.

Cost

On average, building a new home costs a little under $300,000. Keep in mind this estimate doesn't factor in the cost of buying the land for the build. Buying a home, on the other hand, costs around $435,000. 

Of course, the cost also depends on how big of a house you plan on building. A good rule of thumb is to factor around $100-$200 per square foot. So building a 1,000 square foot house will cost between $100,000 and $200,000. Building a 3,000 square foot house will cost between $300,000 and $600,000.

Budgeting

Once you have an idea of the total cost of building a new home, it's important to break down exactly where that money is going to give you a more accurate idea of how much your home, specifically, will cost to build.

About 40% of your budget will go towards labor. This includes the construction crew, as well as an electrician, plumber, roofer, framer, and other jobs. Shop around and see how much each of these services costs in your area.

About 50% of your budget goes towards materials. This includes everything such as lumber, concrete, drywall, siding, and more. What your house is made of will greatly influence the cost.

Finally, you need to decide if, in addition to the house itself, you want any extras. A swimming pool, for example, can cost anywhere from an additional $36,000 to $66,000. You may also want an outdoor deck, an unfinished basement, or heated floors. Each of these things will add to the total cost of construction.

Scheduling

Your new home will probably take longer to complete than the initial estimates. Most contractors will give you the most optimistic estimate they can, but plenty of things can cause delays, from bad weather to zoning and permit issues, and almost anything else.

When your contractor gives you a timeline, think of it as a guide rather than a strict schedule, and plan on at least a few extra months before you can move in. If you're in a hurry to get into a new place, you're probably better off buying rather than building.

Sweat Equity

Sometimes it's possible to save both time and money by doing some of the work on the house yourself. Major projects like plumbing and electricity should always be left to the experts, but smaller tasks like painting or laying the tile in the bathroom, you can do on your own if you're up to it. This is called sweat equity: putting your own labor into a building or improving your house to save money and increase its value.

Real Estate Trends to Know in the New Year

Raleigh Real Estate 2021

Predicting the real estate market is tricky. Case in point: 2020 did not look the way our real estate agents expected it to, but the pandemic brought about a surprising real estate boom. The big question everyone seems to be asking is, will 2021 follow suit? 

Of course, if you plan to list your Raleigh home for sale soon, you probably have a more pressing question: will 2021 be a good time to sell?

Where We Are Today

It's impossible to overstate the impact of the COVID-19 pandemic on the housing market and how widely this impact continues to be felt. In a market that already had a high demand for housing and a lack of inventory, this year has seen that trend skyrocket as many sellers de-listed their homes amid pandemic fears. 

At this point, many of those homes are appearing on the market again, leveling things out somewhat. In fact, home sales increased sharply during the autumn months (up 9.4% in September alone, according to CNBC), and the median purchase price has risen by nearly 15% year-over-year. 

We head toward the end of 2020, still in a strong seller's market. And even as the inventory of available homes creeps upward somewhat, home prices continue to rise, and demand appears to be as strong as ever. 

Looking to the Future

Keeping in mind what we've seen over the past year, we expect the year ahead will continue to offer great opportunities for sellers. Although demand can't sustain forever at its current level, we expect it to level off slowly. Here's what else we predict for the 2021 housing market:

  • Home prices will continue to rise.
    It seems certain home prices will continue their trend upward in 2021, at least in most U.S. cities. That includes Raleigh, where the average home sale has increased 10.5% year-over-year according to Redfin, and most homes sell for up to 3% above listing price. 

  • Inventory will remain tight.
    Inventory is the "supply" side of supply and demand. It essentially refers to the total number of homes on the market at any given time. That number declined over the course of 2020, and although we expect to see it rebound slightly in the next year as many sellers re-list their homes, inventory will almost certainly remain tight in 2021, fueling high prices. 

  • Demand will remain high.
    Many people who wanted to buy a home in 2020 weren't able to do so because of the pandemic. Expect a lot of those individuals to resume their efforts in 2021, leading demand to remain high, at least for the time being. With strong demand, we expect home sales to increase, or at the very least remain steady. 

  • Mortgage rates will hover around 3%.
    We expect to see mortgage rates remain fairly consistent going into the next year. When you consider that we left October 2020 at a record low of just 2.8% for a 30-year fixed home loan, that puts buyers in a pretty healthy place. We may see very slight increases but expect mortgage rates to remain around 3%.

6 Things You Need to do After Buying a Home

Buying a Home

Once you close on your new home, it might feel like the hard work is over. However, there are still a lot of tasks you need to add to your to-do list to get your new home set up so that it's safe and comfortable for your family. Here are some things you need to do after buying your home. 

  1. Change Your Address
    Now that your new address is official, you need to update it with anyone that you conduct personal or official business with. Update your address with your:
  • Friends and family
  • Employer
  • Financial institutions
  • Lenders and credit card companies
  • Schools and afterschool programs
  • Doctor and dental offices
  1. Clean Your New Home
    Make sure that your new space is ready for your family by giving it a thorough scrubbing before you move in. Our real estate agents know that it's much easier to clean an empty home that one that's filled with moving boxes and furniture. Work from the top of the room to the bottom of the room so that you don't have to backtrack with your cleaning efforts. Worried you won't have time to clean before your moving date? Hire a pro to come in and deep clean your new home for you. 
  1. Connect Your Utilities
    Ideally, you should start the process of connecting your utilities prior to your closing date. It can take 2-3 weeks for everything to get connected and set up, and some utility companies may not have an immediate opening. 
  1. Test Your Smoke and Carbon Monoxide Detectors
    Even if your home inspector examined all of your smoke and carbon monoxide detectors during your home inspection, you want to ensure that they're still in good working order. Check the batteries, and determine if you need to add any additional detectors based on the size and layout of your new home. While you're at it, see that your home has ample fire extinguishers. 
  1. Change the Security Codes and Locks
    Make sure that you're the only one who has access to your home by changing the security codes and the locks. Change all your gate, door, and garage codes. As long as your door locks are in good condition and you're pleased with their appearance, you can save money by having them rekeyed (versus replacing them entirely). Remember to also replace locks on exterior buildings and doors.

  2. Get Started on Your Home Maintenance
    While some Raleigh homes for sale may have minimal must-dos on their home inspections, others may have a more extensive list of items that need to be completed. Examine your home inspection report, and decide which items you want to get started with. Prioritize any items that are safety concerns (such as clogged dryer vents) or that are simply long overdue (like changing dirty filters).

5 Things to Consider When Purchasing a New Construction

If you favor a home that's brand new or want to customize as many of the home's details as possible, you might want to consider purchasing a new construction property. A new construction property allows you to be the first person to live in the home. Know what to expect with a new construction property with these 5 things listed below. 

  1. The Current Status of the Home
    New construction homes come in a variety of options. It's possible to start with bare land, design every element of the home, and have the builder construct the property according to your specifications. Another type of new construction allows you to choose from a set of different home designs and finishes; while you can still customize the home, your options might be limited. One more alternative is a home that's mostly built but permits the buyer to pick out some of the finishing details, like the flooring, paint colors, and countertops. Generally, the more you customize a home, the longer it will take to build. Keep your moving timeline in mind when checking out Raleigh homes for sale
  2. Whether the Builder Will Handle Any Exterior Projects

    Before you commit to a specific builder, make sure you thoroughly research the builder's reputation. Not all home builders are created equally. Some builders strive to get homes built as quickly as possible, while others place a premium on constructing quality homes. Ask the builder for references and use online review sites to read reviews from previous customers. Take note of how the builder responds to negative reviews. Does the builder ignore them or do they offer a response that tries to help the customer with their complaint? Look for a builder that treats all customers, even disgruntled ones, with respect.
  5. The Future of the Neighborhood
    If a home is one of the first properties in a new neighborhood, it can be tricky determining the ultimate direction and atmosphere of the neighborhood. Will the neighborhood consist primarily of single-family homes, or will condos and townhomes also be built? Talk to the builder that's handling the area's new construction to get a better idea of what the neighborhood will be like when construction is complete.

In order to protect both our clients and agents, we are asking everyone to take precautionary measures:

Wash your hands – and other hygienic practices

Soap is the very best preventative for communicating the virus - so use it.  Wash your hands regularly, for at least 20 seconds, with soap and water.  If you can't wash your hands, the next best thing is to use an anti-bacterial wipe or gel both before, and after, you come into contact with other people, objects, or surfaces. Try to avoid touching your eyes, nose, and mouth with unwashed hands. If you sneeze or cough, do it into a tissue, then throw away the tissue, and then wash your hands or wipe them down.

Keep your distance – even from your agent!

We are all about the practice of "social distancing."

Use video conferencing as much as possible

You, your agent, and anyone else you're working with on your transaction should try to communicate as much as possible by videoconference rather than in-person meetings, just to limit the amount of interaction you have with other people. Facetime, Facebook Messenger, Snapchat video, Skype and Zoom are some of the video tools available to use.

Take precautions on showings and open houses

At this point, we see no reason to discontinue showings, or open houses, so long as you follow fundamental distancing and hygienic protocols. Try to follow these guidelines:

  • Again, keep your distance, even if it seems unfriendly
  • Remember: No shaking hands when you meet!
  • Drive your own car to showings, rather than traveling with the agent in his or her car
  • Minimize touching surfaces in houses
  • Bring paper towels, tissues, or disposable gloves with you to hold when you open doors or touch surfaces.
  • Try to wash, or wipe down, your hands on the way in and the way out.
  • At the open house, keep your distance from other visitors and let the hosting agent sign you in, rather than handle a clipboard or tablet.

If you're not feeling well, or are part of the "high-risk" demographic, please stay home

If you're not feeling well with any kind of cough or fever, please stay home. At this point, there is no need to take chances or put others at risk. This is especially true if you are "high-risk" – if you are over the age of 60 or have any pre-existing conditions you should reduce, if not, eliminate all outside contact as much as possible.

Wash your hands – and other hygienic practices

Soap is the very best preventative for communicating the virus, so use it.  Wash your hands regularly, for at least 20 seconds, with soap and water.  If you can't wash your hands, the next best thing is to use an anti-bacterial wipe or gel both before and after you come into contact with other people, objects, or surfaces. And try to avoid touching your eyes, nose, and mouth with unwashed hands. If you sneeze or cough, do it into a tissue, then throw away the tissue, then wash your hands or wipe them down.

Keep your distance – even from your agent!

We are all about the practice of "social distancing.

Use video conferencing as much as possible

You and your agent – and anyone else you're working with on your transaction should try to communicate as much as possible by videoconference rather than in-person meetings, just to limit the amount of interaction you have with other people. Facetime, Facebook Messenger, Snapchat video, Skype and Zoom are some of the video tools available to use.

Take precautions on showings and open houses

At this point, we see no reason to discontinue showings or open houses so long as you follow fundamental distancing and hygienic protocols.  Try to follow these guidelines:

  • Again, keep your distance, even if it seems unfriendly
  • Remember: No shaking hands when you meet!
  • Drive your own car to showings, rather than traveling with the agent in his or her car
  • Minimize touching of surfaces in houses
  • Bring paper towels, tissues or disposable gloves with you to hold when you open doors or touch surfaces.
  • Try to wash or wipe down your hands on the way in and the way out.
  • At the open house, keep your distance from other visitors and let the hosting agent sign you in rather than handle a clipboard or tablet.

If you're not feeling well or are part of the "high-risk" demographic, please stay home

If you're not feeling well with any kind of cough or fever, please stay home. At this point, there is no need to take chances or put others at risk. This is especially true if you are "high-risk" – if you are over the age of 60 or have any pre-existing conditions you should reduce, if not, eliminate all outside contact as much as possible.

How to Improve Your Credit Score Before a Home Purchase

Improve Your Credit Score

When you're looking to buy a home, your credit score has a significant effect on whether you're able to get a mortgage loan. And if you're able to obtain a loan, your score helps determine the interest rate you'll pay.

Your three-digit score represents your credit history and helps lenders determine whether you're likely to be able to pay back your mortgage loan. The higher your score, the better. Lenders generally like to see a score of at least 660 for a mortgage loan, and a score of 740 or higher will usually help you get the best interest rates for a home mortgage loan.

Our real estate agents suggest the following ways to improve your credit score before buying a home:

  1. Check Your Credit Score
    Check your credit history and score online through each of the three major credit bureaus - TransUnion, Experian, and Equifax. This lets you see whether any incorrect information on file is affecting your credit score, and if so, you can follow each credit bureau's process for having them corrected. You'll also find out whether your credit score is high enough to let you get a mortgage at a low-interest rate.

  2. Pay Your Bills on Time
    Paying every bill on time will raise your credit score over time. This helps demonstrate your creditworthiness to potential lenders.

  3. Reduce Debt 
    Your credit utilization, which is the amount of debt you have compared to your available credit, should be low. Work to lower your balances on credit cards, and don't open any new credit cards or finance a car when you're about to look for a home.

  4. Don't Close Unused Credit Cards 
    You may have heard that closing unused credit cards can boost your credit score, but this isn't true. It may even lower your score since this will raise the percentage of available credit that you're utilizing.

  5. Establish a Credit History
    If you're a young home buyer, you may not have enough credit history. You may need to establish more history with strategies such as applying for a secured credit card or becoming an authorized user on a responsible family member's credit card. Even if you've already established credit, becoming an authorized user can help you add an older, established account to your credit history.

  6. Make a Large Down Payment 
    Even though it won't improve your credit score, making a large down payment can make it easier for you to get a home loan. That's because a large down payment reduces the amount you'll need to borrow. This creates a lower risk for the lender.
